Responsive Communities™ and Responsive Financing™ (“we,” “our,” “us”) provide financing pathways designed to support individuals, businesses, and communities. The following disclosures outline important information about your rights, our responsibilities, and the conditions under which financing may be offered.

These disclosures apply to all loan inquiries, applications, and financing products offered through our platform, including mortgage financing, sales financing, and premium financing.

1. Equal Credit Opportunity Act (ECOA) Notice

 

We comply fully with the Equal Credit Opportunity Act. We do not discriminate against any applicant on the basis of:

  • Race

  • Color

  • Religion

  • National origin

  • Sex

  • Marital status

  • Age (provided the applicant has legal capacity)

If your application is denied, you have the right to receive a statement of the specific reasons for the denial.

2. Appraisal Disclosure (for mortgage‑related credit)

f your loan involves a property, you have the right to receive a copy of any appraisal or valuation developed in connection with your application.

We will provide a copy of each appraisal or valuation promptly upon completion, or no later than three days before closing, whichever is earlier.

3. Credit Authorization & Verification

 

By submitting an application, you authorize us and our lending partners to:

  • Obtain your credit report

  • Verify your income, employment, and assets

  • Validate information provided in your application

This authorization may extend to third‑party service providers assisting in underwriting or verification.

4. Electronic Communications & E‑Sign Consent

 

By applying online, you consent to:

  • Receive disclosures electronically

  • Sign documents electronically

  • Communicate with us via email or digital platforms

You may withdraw consent at any time, though doing so may delay processing.

5. No Guarantee of Approval

 

Submitting an application does not guarantee:

  • Loan approval

  • Specific interest rates

  • Specific terms or conditions

All financing is subject to:

  • Underwriting review

  • Eligibility requirements

  • Verification of information

  • Applicable federal and state regulations

6. Fees, Costs & Terms

 

Any fees, costs, or terms associated with your financing will be disclosed to you before you accept or sign any agreement.

These may include:

  • Origination fees

  • Third‑party fees (e.g., appraisal, title, inspections)

  • Premium financing charges

  • Sales financing terms

  • Prepayment conditions (if applicable)

You will receive all required disclosures before closing or finalizing financing.

7. State‑Specific Disclosures

Certain states require additional disclosures for mortgage, sales financing, or premium financing. If applicable, these will be provided to you during the application process.

8. Fraud Prevention & Identity Verification

 

To protect applicants and comply with federal law, we may:

  • Request additional identification

  • Use fraud‑prevention tools

  • Verify information with third‑party databases

These steps help ensure the security and integrity of your application.

You have the right to request clarification about:

  • Loan terms

  • Fees

  • Disclosures

  • Underwriting requirements

  • Your rights as an applicant

10. California Disclosure (CA Residents)

 

Responsive Communities™ and Responsive Financing™ comply with all applicable California lending, financing, and consumer protection laws.

For California residents:

  • Financing may be offered through licensed lenders, brokers, or financing partners.

  • You may receive additional disclosures depending on the type of financing requested (mortgage, sales financing, or premium financing).

  • If your loan involves real property, you may receive supplemental disclosures under California Civil Code and the California Real Estate Law.

  • If your financing involves consumer credit, you may receive disclosures under the California Financing Law (CFL).

  • You have the right to receive copies of all signed disclosures and agreements.

  • California law prohibits discrimination based on protected characteristics, including source of income, sexual orientation, gender identity, marital status, ancestry, and other protected classes.

11. Colorado Disclosure (CO Residents)

 

Responsive Communities™ and Responsive Financing™ comply with Colorado lending, mortgage, and consumer credit regulations.

For Colorado residents:

  • Financing may be offered through licensed Colorado mortgage loan originators, brokers, or financing partners.

  • You may receive additional disclosures under the Colorado Mortgage Broker Licensing Act, the Colorado Consumer Credit Code (UCCC), or other state regulations depending on the financing type.

  • Colorado law requires clear disclosure of fees, costs, and compensation associated with mortgage or financing services.

  • You have the right to receive a written explanation of any adverse action (denial) related to your application.

  • Colorado prohibits discrimination in credit transactions based on protected characteristics, including ancestry, creed, disability, marital status, sexual orientation, and other protected classes.

  • If your financing involves real property, you may receive additional disclosures under Colorado real estate and consumer protection laws.

For assistance or complaints, Colorado residents may also contact the Colorado Division of Real Estate or the Colorado Attorney General’s Office.

12. Additional State‑Specific Disclosures

f your state requires additional disclosures for mortgage, sales financing, or premium financing, those will be provided to you during the application process or before closing.

13. Electronic Records & Signatures Disclosure (E‑Sign Act Notice)

By submitting an application or signing documents electronically, you consent to the use of electronic records and

electronic signatures under the federal Electronic Signatures in Global and National Commerce Act (E‑Sign Act).

This consent allows us to:

  • Provide disclosures electronically

  • Accept your electronic signature as legally binding

  • Deliver documents via email, secure portals, or online forms

You may withdraw consent at any time, though doing so may delay your application or require paper-based processing.
